We see the residential real estate market from both sides of the transaction, since we represent both sellers and purchasers of houses, cooperative apartments, and condominum homes.  Frequently, we represent the same client in both the sale of his or her current residence and the purchase of the new home.

Once your offer to purchase the property has been accepted by the seller, your job just begins.  After the price for the property is settled, your will need to:

Negotiate the rest of the terms of purchase, including sometimes contentious issues involving what is included in the sale, the condition of the property and title issues;

Arrange for inspections of the property for defects of condition of the operating systems, termite infestation, roof and drainage;

Arrange for financing of the purchase; (see The Mortgage Contingency Clause)

Obtain the proper title insurance and clear any title problems;

Coordinate all the parties for the closing of title (not so easy these days.)
